But we’ve also learned firsthand that raising chickens is more than just tossing feed and collecting eggs. It’s an investment—of time, money, and energy. And it comes with responsibilities that many first-time chicken owners don’t realize.

The Real Cost of Raising Chickens

If you’re thinking of getting chickens just to save money on eggs, think again.

Yes, grocery store egg prices have gone up, but keeping chickens is not a budget-friendly alternative—at least not in the short term. Here’s what you’ll need to get started:

  • A Coop & Run – A secure, well-built coop isn’t optional; it’s essential. Depending on size and materials, coops can cost anywhere from $300 to over $2,000. And that’s just the structure—fencing, bedding, and insulation all add up.

  • Feed & Supplies – Chickens eat a lot. A bag of quality feed costs $20-$30, and with a flock of six or more, you’ll go through it faster than you think. Don’t forget the cost of feeders, waterers, supplements, and grit.

  • Predator Protection – Hawks, foxes, raccoons, and even neighborhood dogs will be interested in your chickens. Reinforcing your coop and run with hardware cloth (not just chicken wire) is crucial. A secure setup can cost several hundred dollars more.

New England offers a wealth of breathtaking scenery, and Jeff has his go-to locations. "Enders Falls in Granby, the Saville Dam in Barkhamsted, and Talcott Mountain in Simsbury are some of my favorites in the Farmington Valley. These places are picturesque in every season, and every time I visit, I find a new angle to photograph," he explains. With over 500 waterfalls in the Northeast, opportunities to capture nature’s beauty are endless.

For Jeff, setting up the perfect shot requires a keen eye for light, vantage points, and composition. "I prefer to photograph waterfalls on overcast days to avoid harsh shadows, and I stay well after sunset for the best sky colors," he notes. Finding unique perspectives is also key. "Most things I photograph have been captured before, but I always try to find a new vantage point that no one has seen."

Seasons and the Challenge of Light

Although Jeff embraces photography in all seasons, Fall and Winter are his favorites. "Colorful foliage and fresh snowfall or ice sculptures are elements you just can’t ignore." He also prefers the moodiness of overcast or rainy days over bright, sunny skies. However, lighting remains a constant challenge. "Bad light will produce bad images no matter how interesting the subject is. That’s why I always advocate checking camera settings before you arrive at the location."

Among his favorite images is a photograph of Northgate Falls in Simsbury, taken just after a fresh snowfall at sunset. "I remember how I felt in that moment, getting excited for the holidays just a week before Christmas."

Enjoy the experience of getting out and trying. Search the internet for images that inspire you and try to recreate or improve upon them."

Simsbury Commons, a major shopping center in Simsbury, could soon undergo a dramatic transformation. Northpath Investments, the owner of the 256,804-square-foot retail plaza at 498-530 Bushy Hill Road, has proposed converting part of the property into a large residential complex. This shift reflects broader trends in commercial real estate, where landlords are finding new ways to adapt to evolving consumer habits and economic pressures. Especially when more and more retail storefronts and plazas are left empty.

Northpath’s proposal includes a four-story, 325,225-square-foot apartment complex with 300 units, to be built behind Apple Cinemas at 530 Bushy Hill Road. The plan, which will be reviewed by the Simsbury Zoning Commission on March 17, aims to balance the needs of the community with the realities of the retail market.

Why the Shift?

Like many retail properties, Simsbury Commons has felt the impact of shifting consumer habits. The rise of e-commerce and changes in shopping behavior have put pressure on brick-and-mortar stores. In recent years, the plaza has seen notable closures, including Bob’s Stores, Bed Bath & Beyond, and Party City, underscoring the challenges retailers face in a changing landscape.

By introducing residential units, Northpath is not only maximizing the use of its real estate but also creating a built-in customer base for the remaining stores and businesses in the plaza. The concept of “live-work-play” communities—where housing, shopping, and entertainment coexist—has gained popularity as developers seek to revitalize underused commercial spaces.

Northpath Investments, which acquired Simsbury Commons in November 2019 for $41.85 million, has been actively managing and repositioning properties in response to market conditions. Their latest move aligns with a broader trend of retail-to-residential conversions happening nationwide.
